We are only 20-30 minutes from the hustle and bustle of several well known 4-season ski resorts but a "million miles away", nestled in the heart of mountain ranch land, adjacent to the historic Knorr Lakeside ranch.

About 5 miles away is the spectacular Cataract Lake and Falls and hiking trails into the Eagles Nest Wilderness. 4-wheel drive enthusiasts catch some AWESOME views of the Gore Range from on top of the Williams Peak Range.

About 6.5 miles up the road, is the charming lakeside village of Heeney. The town's history is obscure but it originaly grew from the constuction of the Green Mountain Reservoir dam in the late 30's. Many of the cabins have been passed down for generations as summer vacation homes.

A trip around the lake in a boat rented from the Heeney Marina, a t-shirt from Master Bait and Tackle and a six pack from Chance Liquor will make the trip complete!

Our property is not real big but we are surrounded by big space - open ranch meadows and public land. Our cabins all have rustic exteriors but are modern and clean inside.

All our CABINS are housekeeping cabins (daily maid service is not provided) have full kitchens and come fully furnished with all kitchen utensils, linens and towels. You will be pleasantly surprised at the generous sizes of our cabins, they are small houses.

Pet friendly - Mature dogs are welcome for an additional fee and with some restrictions.

Cabin descriptions:

Two Spacious two-bedroom cabins - Cabins #1 and #2.

Full kitchens equipped with coffee makers and microwaves, gas log fireplace, satellite tv, wifi, front decks, side by side duplex. Queen bed in one bedroom, double and single in other bedroom plus hide-a-bed sofa, full bath.

Each cabin sleeps up to 7.

Two Charming one-bedroom cabins -

Cabins A and B - originally built in late 1930's, added on to and remodeled over the years. Cozy living areas - A has a warm brick fireplace, B has a wood burning stove.

Each has satellite TV, a large kitchen equipped with microwave and coffee maker, 3/4 bathroom, covered porch, a queen bed in the bedroom, hideabed sofa and a rollaway bed.

Each cabin sleeps up to 5 persons.

One Cozy small one-room cabin - Cabin C - is only about 300 sq ft, our more "rustic" cabin. The front area has a double bed and sitting area with fold out sofa. The rest is kitchen and dining, plus a small half bath with shower. Covered porch.

Sleeps up to 3 persons in one room.

Base rate is for up to 4 persons. Add $10 per person per night for additional guests.

One room cabin rates

Efficiency cabin- sleeps up to 3 in a full bed and a hideabed sofa in one room,

Base rates are for 2 persons for multiple night reservations,

add $10 per person per night for an additional guest.

Single night reservations, if available, are at the weekend rate.

*For reservations involving Fri, Sat and Sun, one night will be at the weeknight rate.

***HOLIDAYS - Memorial Day weekend, 4th of July and Labor Day Weekend.

CANCELLATION POLICY - So there is no misunderstanding, please understand you will be charged for the time you reserve. If you cancel your advance reservations anytime prior to arrival you will be charged for 50% of the total stay reserved unless we can re-rent your space and, if you cancel 10 days or less prior to arrival, including early departures, you will be charged for the full amount reserved, unless, of course, we can re-rent your space. (Please note that, with enough advance notice, we are often able to re-rent the space.)

PET POLICY - We welcome mature, quiet dogs - they must be at least 12 months old and completely house trained. They are not allowed to be left unattended (not even in a crate), either in the cabins or outside on our property, and must be on leash while outside on our property. We charge a fee of $10 per night for up to two dogs per cabin. Pit bull and rotweiler dog breeds, cats, kittens and puppies are NOT allowed. No exceptions.

WIRELESS INTERNET - Yes, we have wireless internet BUT our service is provided by satellite. It is not as fast as DSL and our total usage is limited by FCC regulations. If we violate those limits our service is interrupted, possibly up to 30 days. SO...we do not allow anyone to download movies or tv shows, streaming radio or any live shows or activities and no downloading or uploading of large files. Please do all your downloads before arriving. We are aware that this may be an inconvenience for some BUT we love our rural location and are grateful for the service becasue our only alternative is dialup. Please consider these limitations, espcially if you have children that depend on the internet, before making the reservations.

HUNTING SEASON RESERVATIONS - Advance reservations made before July for the 2nd, 3rd and 4th elk and deer rifle seasons are for the full season only. Half of the total amount is due by June 1 and non-refundable. The balance is due at checkin but if you cancel 90 days or less prior to arrival you will be responsible for the balance.
