Buyers need to be aware this restriction - any one person can not occupy the cabin for more than 6 consecutive months and no more than 8 months total in a year (the same restrictions as Tiger Run Resort, between Frisco and Breckenridge). It is obviously very difficult for the county to enforce but it exists.  It could cause issues with getting market financing so we are willing to finance the transactions and, quite frankly, we do not care when you occupy your cabin.

The whole property = 10 residential units that set on 5.79 ACRES.  5 units on the west side of Heeney Road share one well and septic system, both installed 2000.  5 units on the east side of Heeney Road share one well and septic - well drilled 1950 and septic installed 1995.

A homeowners association maintains the 5.79 acres of open space around the cabins and the shared well and septic systems, including snow plowing, landscaping and trash.  Propane is in the name of the association and each cabin is billed monthly.  As a member of the homeowners association, you would have use of the common property in the 5.79 acres.

Five cabins share a septic system installed in 2000 and a well drilled in 1999.  
All owners are members of the Melody Lodge Cabin Owner's Association that will provide septic and well maintenance, snow plowing, trash pickup, mowing/ landscaping, common grounds insurance and management of the property.
Basement unit under west end of duplex is MLCOA common property and is available for owner's storage.  One acre-foot of water right is deeded to the MLCOA.



CABIN #1 - Two-bedroom, 1 bath cabin is closest to Heeney Rd.  Built 2000 with basic handicap accessible guidelines, deck, washer/dryer hookups, approx. 920 square feet, gas log fireplace, ceiling fan, carpet, propane gas range, water heater  and forced air furnace.  Beautiful view of ranch meadow and valley.  HOA fees $195/month.

2 ONE-BEDROOM CABINS
The one-bedroom cabins both have full kitchens and 3/4 baths.  They were originally built in 1939 and added on to in early 1970's.  We bought them in 1994 and have done some re-modeling over the years.  Currently the cabins are on a single electric meter.  The monthly electric bill will be split evenly between 3 cabins.  (A $5000 deposit will be required by the HOA at closing to be escrowed until all 3 cabins are sold.  At that time the funds will be used by the association to run new electrical lines and place individual electric meters on each cabin.)


Cabin A is approximately 730 square feet.  It has a brick wood burning fireplace.  New carpet in living room, flooring in entry and bath and new shower were installed spring 2010.  The kitchen still has 1970's or earlier flooring.  This cabin will be sold partially furnished.   HOA fee is $130/month plus electric.




Cabin B is approximately 695 square feet.  It has an antique wood burning stove in the living room.  The carpet  in living room and bedroom was new in 2010.  The bathroom was remodeled in 2009 with new shower, sink and flooring.  Kitchen was remodeled in late 1990's.  This cabin will be sold partially furnished.  HOA fee is $130/month plus electric.





1 ONE-ROOM CABIN

Cabin C is approximately 325 square feet, the size of the original cabins.  It is an L-shaped room with pine paneling in the front part and wood flooring throughout that was installed in spring 2008.  It has a small half bath with stool and shower and full kitchen with antique cook stove and refrigerator.  This cabin has only been rented in the summer months since 2007 because it is our more "rustic" cabin and more "fragile".  In previous years we rented it through the winter but tenants were very hard on it but, we stayed in this cabin many winter weekends in 1994-5 and were very comfortable.  HOA fee is $130/month plus electric.
